Is The Gin Mill a pet-friendly community?

Absolutely! We love our furry residents and even have a spacious on-site Dog Park. We allow up to 2 pets per apartment. There is a $400 one-time pet fee (per pet), a $25 monthly pet rent (per pet), and a $28/year third-party pet screening fee.

How walkable is the surrounding neighborhood?

While our immediate neighborhood is considered car-dependent (Walk Score: 31), our residents love that we are located just a short walk from several hidden gems like Chicken Pullita Mexican Restaurant (3 minute walk) and Zio Al’s Pizza & Pasta (4 minute walk)! You’re just a couple of blocks away from larger adventures like Joe Pool Lake (7 min drive), Six Flags Over Texas (15-20 min drive), and the UT Arlington campus (20-25 min drive).

Do you offer spaces for remote work?

Yes! We’ve designed our co-working space specifically for the modern professional, including a private conference room that you can utilize for focused tasks or team calls.

What floor plans do you offer?

We offer a wide variety of exquisite one-, two-, and three-bedroom apartments, as well as spacious townhome layouts. Each space is curated for comfort and upscale living.

What luxury features are included inside the apartments?

Our apartment homes feature gourmet island kitchens with granite countertops, stainless steel and energy-efficient appliances, elegant vinyl wood flooring, and extravagant walk-in closets. Select primary baths also feature walk-in showers, soaking tubs and double vanities. For an even more elevated living experience, some units offer 11’ ceilings, private yards and garages. 

Do the buildings have elevators?

We are a three-story garden-style community and do not have elevators. While this helps us keep community costs lower for our residents, we understand that stairs aren’t for everyone! If you prefer avoiding stairs—especially on grocery day—please ask our leasing team about our beautiful ground-floor availability.

Is The Gin Mill a smoke-free community?

Yes. For the health, safety, and comfort of all our residents, we are a smoke-free community. If you ever experience issues with smoke infiltration from neighboring units, please contact the leasing office immediately so we can enforce our community policies.

Will I have my own private outdoor space?

Yes! Our floor plans extend your living space outdoors with private balconies or garden terraces, perfect for taking in our sustainable landscaping. Some of our units even offer private yards.

Application & Leasing Logistics

How much does it cost to apply?

Our application fee is $49 per applicant, and there is a $50 administrative fee to facilitate your move-in process and take your new home off the market.

How does the "Total Monthly Leasing Price" work?

We believe in complete transparency! Our Total Monthly Leasing Price reflects your base rent plus all fixed, mandatory monthly fees, giving you a complete picture of your monthly costs before you sign. This excludes variable usage-based utilities like water and electricity.

Do you require renter’s insurance?

Yes, we require all residents to hold a third-party renter’s liability insurance policy. You are welcome to use the provider of your choice!

How do you ensure my apartment is ready for move-in?

We strive for a flawless move-in experience. Prior to your lease start date, our maintenance team conducts a comprehensive “make-ready” inspection to ensure your water heater, appliances, and fixtures are operating perfectly.

Modern Technology & Convenience

Are the apartments equipped with smart home technology?

Yes! Aligning with modern living standards, our apartments feature Smart Thermostats to help you seamlessly control your climate and maximize your energy efficiency.

Do you offer spaces for remote work or co-working?

Definitely. We understand the modern work-from-home lifestyle. Residents have access to our dedicated co-working spaces, which include private conference rooms perfect for your morning grinds or Zoom calls.

How are packages delivered and secured?

To prevent lost or stolen deliveries, we utilize a highly secure Parcel Locker system. There is a mandatory $5/month package service fee for this amenity, ensuring you have 24/7 access to your deliveries.

Does the property offer EV (Electric Vehicle) charging stations?

Yes! We have two EV charging stations at The Gin Mill that are available to our residents. 

Parking & Fees

What are the monthly fixed community fees?

Outside of base rent, the mandatory monthly fees include: Valet Doorstep Trash ($30), Shared Trash/Hauling ($5), Pest Control ($9), Package Services ($5), and a Stormwater/Drainage Admin Fee ($3).

What are my parking options?

Surface lot parking is available to residents. For those looking for extra protection for their vehicles, we offer Covered Parking for $50/month and private Garage Parking ranging from $150 to $200/month (subject to availability).

How are water and electricity billed?

Water, sewer, and electric utilities are sub-metered or allocated based on usage and will vary month to month. These are billed separately from your fixed monthly rent.

For Current Residents

How do I access the State-of-the-Art Fitness Center and virtual fitness pods?

Our fitness facility, complete with high-tech virtual fitness pods, is available to all current residents. The gym is open and accessible 24/7 to meet the demands of your busy schedule. Please use your resident key fob for access.

What is the schedule for Valet Doorstep Trash?

Valet trash is picked up on Sunday – Thursday. Please place your provided bin outside your door between 6 p.m. and 8 p.m., and remember to bring your empty bin back inside by 9 a.m. the next morning.

How do I submit a maintenance request?

Routine maintenance requests can be submitted 24/7 through your online resident portal. While our team works diligently to respond as quickly as possible, please allow 48 hours for non-emergency requests.

Where can my guests park when they visit?

Guests are welcome to park in any designated visitor spaces or unmarked surface lot spaces.

What is the speed limit inside the community?

The safety of our residents and their children is our top priority! We kindly ask all residents and guests to drive slowly and watch for pedestrians.
